Positioned just a few minutes stroll from the south end of Pauanui Beach.
The upper level boasts a light-filled open-plan living area, comfortable lounge seating and a full kitchen with a large island bench. Sliding doors connect the indoor living zones to the elevated deck, creating a breezy space ideal for morning coffees or social evening meals. The kitchen is equipped with appliances, including a large fridge, dishwasher and a oven/cooktop, making group catering easy.
Accommodation is spread across five bedrooms. The master and secondary bedrooms offer inviting queen size and double beds, while additional rooms feature versatile sleeping arrangements, including twin single beds and a dedicated smaller study space with a single bed and work desk. The bathroom upstairs is set up with a glass shower, toilet and vanity. A second seperate toilet is convenient for guests downstairs, with another shower in the laundry area. There’s also a very comfy King size sofa bed in the downstairs lounge, if more bedding is required. The outdoor hot shower nicely rinses off the sea and sand.

Kitchen & Dining
The modern kitchen boasts a generous island bench with stool seating. Quality appliances include a stainless dishwasher, large fridge and oven with cooktop to make cooking easy. Other appliances include microwave, air fryer, and the kitchen cooking area flows directly into the living spaces for social dining on the deck, where you’ll also find a BBQ.
Bedrooms
Five bedrooms accommodate up to ten guests comfortably. The configuration includes: UPSTAIRS 1 Master with 1 x queen bed, and a quiet study featuring a single bed and work desk. Sliding doors opening to the balcony / deck complete the upper Master bedroom and lounge.
DOWNSTAIRS: 1 x Queen bedroom, 1 x Double bedroom, 1 x twin room with two singles, and a pullout Sofa King size in the living area.
Bathrooms
The main bathroom features a glass corner shower, and a wide vanity mirror. A second separate toilet downstairs adds convenience for larger groups. A utility shower is also located in the downstairs laundry area. And a hot outdoor shower also helps rinse off the beach.
Outdoor Areas
The ground-level timber deck is framed by established palm trees and features integrated wooden seating. A brick fireplace offers a rustic focal point. An elevated deck provides a sunny spot to enjoy your meals on the large dining table that seats up to 8 guests comfortably. A BBQ is also on the top deck within range of the kitchen.

The open living areas provide ample room for families to relax together. Free Wi-Fi ensures everyone stays connected during their beach holiday. A secondary downstairs lounge provides a separate space for kids, with plenty of board games and a 2nd TV, or quiet reading on the sofa bed.

House Rules
No parties allowed, and we request noise is kept to a minimum between 11pm- 7am to be respectful of our neighbours. No smoking inside please, and bins are located around the side of the house by the outdoor shower. There is General waste, Recycling and Glass bins seperately.
The whole house is available for use, other than things stored in our locked shed and cupboard in downstairs bedroom. Please note there is a shared driveway, but plenty of space for 3 cars to park. And parking on road for larger vehicles/boats.
House is alarmed, so please notify us when arriving/vacating so we can remotely set security.

Hot water is on gas (including a nice outdoor shower to rinse off the beach)

Booking Cancellation Policy
Guests may cancel their booking up to 30 full days before check-in to receive a full refund of the booking amount. Cancellations made less than 30 full days before check-in are non-refundable. The 3% bank payment fee is non-refundable in all cases.
