Frances’s Patch is a nice comfortable self-contained 3 bedroom house with a rural backdrop nestled below a bush covered hill with wild Deer and goats in a quiet and safe neighborhood.
This 3 bedroom house has just been revamped with new carpet/lino and ample full pressure hot water and heatpump. With a fully fenced back yard where kids can draw with the big concrete drive or play swing ball or one of the supplied games while the adults cook the bbq have a cuppa or a cold one in the sunny fully enclosed back porch and watch the wood pigeons or Tui birds play and sing in the many kowhai trees.
It is only 10 minutes drive to the town center or walk/cycle along the mighty whanganui river to the bustling weekly Saturday River Traders Markets , Waimarie paddle steamer ,#12 Tram or head up to Virginia Lake to feed the ducks or visit the winter gardens display.
Or take the kids to the famous Kowhai park.
Or sit in the large lounge and watch a movie on the smart t.v. or use the unlimited WiFi.
The kitchen is well stocked with cooking & baking utensils etc.
The Bathroom is a spacious wet-floor.
The toilet is a separate room.
When it comes to bedtime slip into one of the comfortable pre-made beds

Booking Cancellation Policy
Guests may cancel their booking up to 14 full days before check-in to receive a full refund of the booking amount. Cancellations made less than 14 full days before check-in are non-refundable. The 3% bank payment fee is non-refundable in all cases.
