How to List Your Property on Bookably

Listing your property on Bookably is simple and intuitive. Follow this step-by-step guide to complete your listing and start receiving bookings.

Step 1: Visit the “List Your Property” Page

  1. On the Bookably website, click “List Your Property” in the main menu.
  2. This page includes:
    • An overview of the available Bookably packages (which you will select later).
    • A FAQ section answering common hosting questions.
  3. Click “List Your Property” to begin.

This is your starting point—clicking the button takes you into the step-by-step listing process.

Step 2: Log In or Register

To continue, you will need a Bookably account.

  • If you already have an account, click “Log In.”
  • If you are new, you can register using:
    • Email & Password (Bookably Account)
    • Facebook Login
    • Google Login

Once logged in, you will be directed to update your profile (if required) before proceeding.

Step 3: Update Your Profile (First Listing Only)

If this is your first property listing, you must complete your host profile before proceeding.

  1. Fill in the required personal and contact details.
  2. Click “Proceed to Stripe”

This step is only required once. Future listings will not need profile updates.

Step 4: Set Up Your Stripe Connect Account (First Listing Only)

Bookably uses Stripe Connect for automated payouts. You must complete this step before listing your first property.

  1. Click “Proceed to Stripe” when prompted.
  2. Follow the Stripe setup instructions to provide:
    • Banking details for payouts.
    • Identity verification (KYC) documents.
  3. Once completed, return to Bookably to continue your listing.

Tip: Most hosts find setting up a Stripe Individual account fast and simple. If you operate as a business, Stripe also supports business accounts.

This is a one-time setup; you will not need to repeat it for future listings.

Step 5: Complete the Listing Form

Property Details

  • Title – Keep it short and catchy (e.g., “Luxury Beachfront Villa”).
  • Description – Provide an engaging overview of your property, highlighting key features.
  • Location – Enter your address (the street number will be hidden for privacy).
  • Category – Select the most relevant category for your property.
  • Tags – Add relevant tags to improve searchability.

Helpful guides are provided within the form to assist with each section.

Gallery & Media

  • Upload high-quality images (minimum of 5 recommended).
  • Upload a video (optional but recommended for better engagement).

Pricing & Policies

  • Price – Set your nightly rate (GST-inclusive).
  • Daily Pricing (Optional) – Set specific prices for weekdays if desired.
  • Custom Pricing Periods (Optional) – Use the calendar to select a date range and set a specific price for that period.
  • Security Deposit – Specify an amount to cover damages.
  • Discounts – Offer long-stay discounts based on the number of nights booked.
  • Cancellation Policy – Choose from 3-Day, 7-Day, 14-Day, 30-Day, 60-Day, 90-Day, 180-Day, Anytime, or Non-Refundable options.

Property Features & Amenities

  • Sleeps – Maximum number of guests.
  • Beds, Bedrooms, and Bathrooms – Specify the number of each.
  • Floor Area – Enter the size of the property in square meters.
  • Pet Policy – Indicate if pets are allowed.
  • Check-in & Check-out Times – Define arrival and departure times.
  • Parking & EV Charging – Specify available parking options.
  • Internet & Mobile Coverage – Provide connectivity details.

Kitchen, Dining & Common Areas

  • Kitchen & Dining – Describe the available appliances and features.
  • Bedrooms & Bathrooms – Highlight special features (e.g., ensuite, balconies).
  • Outdoor Areas – Describe patios, pools, and gardens.
  • Nearby Attractions – List nearby restaurants, landmarks, and points of interest.

Safety & House Rules

  • Safety Features – List security measures (e.g., smoke alarms, fire extinguishers).
  • House Rules – Outline guest expectations, including noise, smoking, and pet policies.
  • Check-in Instructions – Provide key collection details (included in guest emails).

Extra Services & Booking Settings

  • Entertainment – List available options (e.g., TV, streaming, board games).
  • Luxury Amenities – Highlight premium features (e.g., heated pool, wine cellar).
  • Extra Charges & Fees – Add optional fees for additional services.
  • Minimum & Maximum Booking Duration – Set how long guests can stay.
  • Minimum & Maximum Guests – Define group size requirements.
  • Advance Booking Time – Set how far in advance guests must book.

Calendar & Availability

  • Calendar Import – Sync availability from external booking platforms.
  • Calendar Export – Share your availability with external sites.

Step 7: Finalisation & Approval

Once submitted, your listing is sent to the Bookably team for review.
We check for:

  • Accurate property details.
  • High-quality photos.
  • Compliance with platform policies.

Approval typically takes 24-48 hours. You will be notified when your listing goes live.
