Booking Cancellation Policy
Guests may cancel their booking up to 30 full days before check-in to receive a full refund of the booking amount. Cancellations made less than 30 full days before check-in are non-refundable. The 3% bank payment fee is non-refundable in all cases.

🐾 Sorry, no pets unless made by prior arrangement with the owner
🔇 Quiet time from 11 PM – Out of respect for our lovely neighbours, please keep noise levels down.
🔥 No outdoor fires – Fire restrictions apply from December 1st, and the outdoor fireplace is currently under repair to meet council requirements.
🚫 Pool Safety – Please do not climb or jump over the pool fence, as this can damage the bars.
👟 Shoes Off Inside – We’ve recently re-carpeted, so we kindly ask that you remove your shoes indoors.
💧 Carpet Care – No colored drinks (like blue Smirnoff, Fanta, or raspberry drinks) in carpeted areas—these stains don’t come out!
🎉 No Parties – We love hosting respectful guests but strictly no parties.
🧼 Carpet Damage – Any stains or damage may incur a $200 cleaning fee.
