No events or parties. No smoking or vaping. Please respect our neighbour’s and keep noise to a minimum. No noise after 10pm or before 7am.
DOG STAY INFORMATION. (one dog maximum unless otherwise organised)
While we welcome dogs to stay, we ask that you please follow the below rules.
Karioitahi beach and Waiuku Forest offer fantastic opportunities for dogs to run and swim however, we would appreciate if you did not allow dogs inside while they are wet and sandy. There is a hose to wash dogs, located down by the water tanks after a beach swim if required.
Dogs are kept calm and quiet while inside to protect our floors from damage. Limit is one dog unless agreed prior.
Dogs are allowed in the kitchen and lounge area, but we ask that they are kept out of the bedrooms please. Please pick up after your dogs. PLEASE DO NOT LEAVE YOUR DOG UNATTENDED IN THE HOUSE AT ANY TIME. THE DOG MUST ACCOMPANY YOU WHEN YOU LEAVE THE PROPERTY PLEASE.
Safety Features
There are smoke alarms in every room. They are connected to a central unit located under the light switch, next to the fire extinguisher on the kitchen wall beside the fridge.
Should one smoke alarm be activated, they will all sound. In the event of a false alarm, the central unit can be pushed to silence the alarms.

Please watch young children at all times. There are steep paddocks and troughs. Stock may be in paddocks.
You are welcome to have a walk around the 3 acre property and enjoy the views from the different areas of the property. The flat area located down by the float and truck parking area is a designated archaeological site of the old school house tennis court. If stock are grazing in the paddocks, please ensure gates are left closed and no dogs are allowed in paddocks during this time.
Booking Cancellation Policy
Guests may cancel their booking up to 3 full days before check-in to receive a full refund of the booking amount. Cancellations made less than 3 full days before check-in are non-refundable. The 3% bank payment fee is non-refundable in all cases.
