For six months from the day you connect, no annual Plan is collected on any property you publish. A booking on Bookably in that time costs you nothing at all: no commission, no guest fees, no Plan.
After the six months, each property’s Plan comes out of its next payout at the standard rate, then once a year. A property that has not booked by then pays nothing until it does.

Bookably is a Kiwi-owned company, based in Auckland, running since February 2025. It lists whole holiday homes across New Zealand, from Northland to Fiordland, for guests who want the house, not a room. Decisions are made here, and the phone is answered here: 0800 448 938.
How guests find your properties
Guests search by town, address or one of more than 40 curated destinations, such as Coromandel, Central Otago or Bay of Islands, and every listing has its own page. The Concierge, Bookably’s AI guest assistant, helps them find a place by where they are headed, what is nearby, or what is on that weekend.
Trusted on both sides of the door
Every guest passes an identity check before they can book, and so does every host. Reviews run both ways. You set the security deposit, and you choose between instant bookings and approving each request, per property.
Built for a portfolio
One annual Plan per property, cheaper per property as the portfolio grows, and never a cut of a booking. Each listing carries its own IRD number and GST status, GST is handled under Inland Revenue’s listed-services rules with a monthly statement, and payouts go to your bank through Stripe Connect.
AI that does the hosting work
The Host Assistant drafts listing copy, room stories and nearby highlights, helps with pricing, and manages bookings and calendars in a chat. The Concierge answers guest questions around the clock. You stay in control: it is an assistant, not autopilot.
Guests who come back
Host Studio gives every property a digital guidebook, a welcome booklet and printable cards, ready to go. Bookably Loyalty rewards returning guests with discounts you set, and with zero commission the discount you give is the whole cost.

Four or more properties pay $99 a year each. Nothing is paid upfront: the Plan comes out of a property’s first payout of the year, and a property that never books never pays.
Twenty properties, $600,000 of bookings a year
On a platform charging a 15.5% host fee, about $93,000 of that goes to the platform. On Bookably the same bookings cost $1,980 in Plans, and only for properties that actually earned.

How the connection works
Bookably is a certified Hostaway partner, listed on the Hostaway Marketplace. Hostaway stays your control room; Bookably becomes a sales channel, not another system to maintain.

Create your API key in Hostaway
Open the Bookably tile in the Hostaway Marketplace and select Create API Key. Hostaway gives you an Account ID and a key. That is all Bookably needs, and the key is stored encrypted.

Choose the properties
Bookably previews every listing in your account before anything is created. Tick the ones you want. Whole properties priced in New Zealand dollars are eligible; anything else is shown with the reason and left alone.

Review and publish
Each property arrives as a draft with its photos, facts, amenities and pricing in place. The Host Assistant drafts the extras Bookably guests love, you confirm the few details Hostaway does not hold, such as your IRD number, GST status and cancellation policy, and you publish.

Stay in sync, both ways
A booking or block in Hostaway closes those dates on Bookably within moments. A booking taken on Bookably lands in your Hostaway dashboard as a paid reservation, and guest messages arrive in the Hostaway inbox you already work in.

Questions property managers ask
Can we end up double-booked?
No. A booking or block in Hostaway closes those dates on Bookably within moments, and a booking taken on Bookably appears in Hostaway as a paid reservation, so your other channels close too. The calendar Bookably shows for a synced property is view-only on purpose, so the two can never drift apart.
Do we have to maintain our content in two places?
No. Hostaway stays in charge of titles, descriptions, photos, prices and availability, and Bookably follows. Bookably never writes to your Hostaway listings. The extras drafted on Bookably, such as room stories and nearby highlights, live on Bookably, and a re-sync never overwrites them.
Which properties can we bring across?
Whole properties priced in New Zealand dollars. Single rooms and listings in other currencies are shown in the preview with the reason and are not imported. Nothing in your Hostaway account is changed either way, and you choose the properties one by one.
Where do guest messages go?
Into your Hostaway inbox, alongside everything else. Your reply goes back to the guest on Bookably. Bookably guests never need a Hostaway login, and you never need a second inbox.
How are we paid?
Through Stripe Connect, straight to your bank, less the standard card processing cost. Bookably handles GST as the marketplace operator under Inland Revenue’s listed-services rules: each listing carries its own IRD number and GST status, every payout comes with a breakdown of what was collected and what came through to you, and you receive a monthly statement. If you account for GST on behalf of the owners you manage for, email [email protected] before you publish and we will sort the right treatment with you.
What happens when the six months end?
Each property’s Plan is collected from its next payout at the standard rate, $99 a year at the portfolio rate, and then once a year from there. A property that has not booked by then pays nothing until it does. The exact date is shown on every payout notice, so there are no surprises.
Is there a contract?
No. Nothing is paid upfront and there is no term to exit. You can unpublish a property, disconnect Hostaway, or leave altogether whenever you like. Disconnecting keeps your listings on Bookably; they simply stop syncing until you reconnect.
Do you provide insurance cover?
No. Bookably does not provide insurance cover, and you keep your own policy. Your protection here is the security deposit you set per property, identity-checked guests, the option to approve each request, and reviews that run both ways.

About the numbers on this page
We source our figures so you can check our workings. Competitor fees checked August 2026 against each platform’s published fee schedules.
- “15% or more of every booking”: Airbnb’s published host service fee is a single 15.5% deducted from payouts (rolling out from October 2025; every remaining host outside the EU moves onto it by 15 September 2026). Booking.com’s published commission for New Zealand properties is typically about 15%, plus payment charges where applicable.
- “Twenty properties, $600,000 of bookings”: an illustration. $600,000 at a 15.5% host fee is $93,000. Twenty properties on Bookably’s portfolio rate is 20 × $99 = $1,980 a year, collected only from properties that took a booking. Card processing at cost applies on Bookably and is included inside the big platforms’ fee.
