THE SPACE:
The property is a two-storey, architecturally-designed home set on a hillside above the city.

Light, bright and spacious with amazing views in leafy surroundings, the house provides plenty of space for even large groups to relax in comfort and style with 4 large bedrooms (1 x King, 3 x Queen, 1 x sofa bed). An upmarket, unique and comfortable home with plenty of space in beautiful surroundings.

Please note: due to safety hazards (open waterways, trip hazards, high walkways, etc) and easily damaged plantings, the property may not be a good fit for children. We do ask that children are always supervised by an adult in the gardens.

As parts of the property are steep and slippery, please note any “no entry” signs for your own safety and the protection of growing plants and nesting birds.

GUEST ACCESS:
Check-in is fast and easy using our smart lock.

You will have the entire property to yourself – there are no hosts onsite and no spaces shared with anyone other than the people in your group.

There is free off-street parking available for two cars on our parking deck. We recommended reversing onto the cardeck as this makes it much easier to get out.

Our street is steep and narrow, so generally not recommended for vans or large vehicles. If you have large vehicles or more than 2 cars, please contact us for parking advice.

OTHER THINGS TO NOTE:
Although this is a two-storey house, the upper floor is at street level so can be accessed without stairs.

We have a motion-activated security camera on each of the entrances and one on the parking area for our guests’ peace of mind. There are also a few cameras in the gardens to monitor wildlife in the area. Cameras are not monitored but recordings can be retrieved if needed. There are no cameras inside the house.

Unfortunately, due to host allergies we are unable to accommodate any pets (including assistance animals).

As the house is set amongst a number of trees, there will often be a lot of leaves around the property. These build up very quickly so despite sweeping of driveways and decks between guests, you should always expect that there will be some leaves around.

Our rubbish bins are small and only collected once every two weeks. Feel free to use the bins for any rubbish accumulated during your stay but these cannot be used for rubbish brought from elsewhere as we just do not have enough space.


Interior Spaces
Kitchen & Dining

Spacious, new kitchen with extra-large 90cm stainless steel oven, 90cm induction cooktop and large stainless steel fridge-freezer. Plenty of storage space, bench space and appliance including Nespresso machine, sandwich press and microwave/airfryer. Fully equipped with cookware, utensils, cutlery and crockery.

Bedrooms

Master bedroom has King bed, storage space and ensuite bathroom. The other three bedrooms have Queen beds and storage space – one of these includes its own private entrance with small balcony and window seat. All bedrooms have great views!
There is also a sofa bed in the TV room – please let us know in advance if you’ll need to use this so that we can ensure bedding is supplied.

Bathrooms

Two large bathrooms (one is an ensuite) and two separate toilets. Main bathroom includes a bathtub with incredible views across the city to the Southern Alps.

Outdoor Areas

House is set on 1000sqm of landscaped hillside gardens with native and subtropical plantings, multiple water features (including our own stream running through the property), walkways through the trees and pergolas, decks and balconies.

Good to Know
Safety Features

Smoke alarms throughout the house. Fire extinguisher and first aid kit in the kitchen. Smart lock access.
Motion-activated security cameras on each entrance and the parking are for guests’ peace of mind – these aren’t actively monitored but recordings can be retrieved if needed. There are also a few cameras in the gardens; these are just to monitor wildlife in the area.

Booking Cancellation Policy

Guests may cancel their booking up to 7 full days before check-in to receive a full refund of the booking amount. Cancellations made less than 7 full days before check-in are non-refundable. The 3% bank payment fee is non-refundable in all cases.

House Rules

The property may not be suitable for young children due to potential safety hazards and easily damaged plantings in the gardens. Guests agree that any children will always be supervised in the gardens.

1. Smoking is prohibited anywhere on the property (outside as well as inside).

2. Due to host allergies, we cannot accommodate pets or service animals.

3. All guests agree that they will not turn off the wifi – this affects the operating systems of the house including heating, solar and power systems. Guests also agree not to touch any outdoor taps – these are connected to essential garden irrigation systems.

4. Please don’t flush anything (apart from toilet paper) down the toilet and please don’t pour oil down the sinks. This will cause expensive blockages!

5. Please be aware that our rubbish/recycling bins are only collected once every 2 weeks. While guests are welcome to use the bins in the driveway for rubbish accumulated during your stay, please be considerate.

We have two Smart TVs with Netflix provided. The main living area also includes a soundbar with subwoofer and a bluetooth LP player. We have a small selection of books, puzzles and board games available for guest use.
